Two systems, one visit
Most properties have two jobs for us:
- Guest rooms and corridors. Supply and return ducts, bathroom exhaust fans and, where the building has them, central air handlers. Dusty grilles and stale or musty smells in rooms are the complaints that usually start the call.
- The laundry. Linens and towels keep in-house dryers running most of the day, so lint collects in the exhaust quickly. We clean each dryer's exhaust to the outside, including large commercial machines, manifolds and roof terminations.
You can book either or both.
Scheduling around occupied rooms
Closing a hotel isn't an option, so the plan follows your booking calendar:
- Work by floor or by wing, starting with rooms housekeeping has released.
- Use low-occupancy days and midweek periods for guest-room work.
- Clean the laundry exhaust when the dryers are scheduled to be idle.
- Keep noise and equipment out of occupied corridors as much as possible.
Overnight, early-morning and Sunday work is available for laundries and corridors.
Room-by-room tracking
For a property with dozens of rooms, the manager needs to know what's done. We provide a full room-by-room completion log, so you can see which rooms are finished and which are still to come.
Inspections, brand standards and insurance
The requirements come from your side: your brand's standards, your insurance carrier and the local fire official. We provide a written record of the cleaning so you can show the work was done.

Hotel and motel FAQs
Can you clean hotel ducts without closing the hotel?
Yes. We work through the property in sections, usually floor by floor, using rooms housekeeping has released. Occupied rooms are left alone until they turn over.
Do you clean hotel laundry dryer vents?
Yes. We clean the exhaust from each laundry dryer to the outside termination and check that caps and dampers open. Busy hotel laundries collect lint quickly, so they need more attention than a household dryer.
Do you clean guest-room bathroom exhaust fans?
Yes. Bathroom fans in guest rooms clog with dust and lint from towels, which reduces how much moisture they pull out. We clean the grille, fan and housing and check the discharge.
What causes a musty smell in hotel rooms?
Often it's moisture that isn't leaving the room: a weak bathroom exhaust fan, or dust and debris in the ducts. We inspect the room's exhaust and duct openings and tell you what we find before cleaning.
Do you provide records for inspections or brand audits?
Yes. You get a written record of the cleaning and a full room-by-room completion log for your files. Check with your brand, carrier or fire official about what details they need.
