HOA & Condo Dryer Vent Cleaning in NJ

USA Air Management cleans dryer vents across whole New Jersey communities (HOAs, condo and townhome associations, and apartment complexes) and issues a written dryer vent cleaning certificate for each unit we clean. Boards and property managers get a dated record for every unit, on paper and as a PDF, for the association's records.

Call (877) 811-5131 (primary) or (908) 731-7090 (secondary). We're open Monday to Friday 9 am to 6 pm and Saturday 9 am to 3 pm.

A certificate for every unit

Each unit we clean gets its own written certificate. That lets the board or management company see at a glance which units are done and which are still outstanding, instead of relying on residents to report back.

Certificates are delivered on paper and as a PDF. The property manager or board gets a copy, and so does the unit owner. The association also gets a community-wide list showing which units were completed and which were missed.

What goes into the visit is spelled out on our HOA coupon: the service "Includes Written Inspection (Check air flow rate, exterior vents location, length and size of duct, type of duct, number of turns and elbows, inspect outside vent)" and "Written Certificate for Condominium or Home Owner Association".

Each certificate records:

  • Vent condition
  • Vent location
  • Approximate length
  • Number of turns
  • Airflow
  • Duct type

Accepted by property managers and townships

Property managers and townships have accepted our certificates. Each one is a dated, unit-by-unit record of maintenance that the association can keep on file and hand over when someone asks for proof.

If your insurance carrier or local fire official asks for maintenance records, check with them directly about what they want to see. Our certificates document that maintenance, one unit at a time.

How we schedule a whole community

Cleaning dozens or hundreds of units is mostly a logistics job. We've done it for 100+ NJ communities, and we handle the logistics:

  • Scheduling. We plan the work building by building or in day-by-day blocks, agreed with management in advance.
  • Pace. A crew services about 15 to 20 vents a day, depending on where the vents are located.
  • Notices, access and missed units. The HOA sends the resident notices, then we call each home to set an appointment. We come back for any units we missed.
  • Hard-to-reach terminations. Multi-story buildings often vent through the roof or high side walls. Rooftop work and ladders over 24 ft can carry extra fees under the coupon's fine print.

Early-morning, after-hours, overnight and Sunday work is available, so buildings can be scheduled when residents are home.

Annual cleaning keeps the records current

Our HOA special is written for associations "that Require Routine Maintenance Cleaning on Yearly Basis." A yearly cycle gives the board a fresh certificate for each unit every year and catches problems before they build up.

Lint is the reason. The U.S. Fire Administration lists failure to clean (31%) as the leading factor in home clothes dryer fire ignitions from 2018 to 2020, and advises checking that the vent isn't damaged, crushed or restricted and that the outdoor cover opens. In attached housing, one neglected vent can put neighbors at risk too.

Typical findings in community units include crushed foil transitions behind the dryer, long runs with several elbows, bird nests at the outside cover and caps that stick shut. Each finding goes on the written inspection for that unit.

HOA and condo dryer vent FAQs

Do you give a dryer vent cleaning certificate for each unit?

Yes. Every unit we clean gets its own written dryer vent cleaning certificate along with a written inspection. That gives the association a separate dated record for each unit, so nobody has to rely on one building-wide note or on residents saying their vent was done.

Who gets the certificates, and in what format?

Certificates come on paper and as a PDF. The property manager or board receives a copy, and the unit owner does too. That way the association has its full set for its files and each owner has proof for their own records or a future sale.

Who has accepted your dryer vent certificates?

Property managers and townships have accepted them. Each certificate records the vent condition, location, approximate length, number of turns, airflow and duct type for that unit. If your insurer or fire official asks for records, ask them what they need.

How do you schedule dryer vent cleaning for a whole HOA or condo complex?

We agree a plan with management, usually building by building or in daily blocks. A crew handles about 15 to 20 vents a day, depending on vent location, and early-morning, overnight and Sunday slots are available. The HOA notifies residents, we call each home to book, and we return for missed units. Call (877) 811-5131 to start planning.

What does the HOA dryer vent inspection check?

Per our HOA coupon, the written inspection checks the airflow rate, the exterior vent location, the length and size of the duct, the type of duct, the number of turns and elbows, and the outside vent. The full vent is then cleaned with a rotary brush and high-pressure blower.

Who does HOA dryer vent cleaning near me in New Jersey?

USA Air Management does, from our Lincroft office in Monmouth County. We've cleaned dryer vents in New Jersey since 1996 and have served 100+ NJ communities statewide. The $89.99 HOA price isn't offered in Sussex, Bergen, Passaic, Warren and Hudson Counties. We do work in some Hudson and Bergen high-rise and mid-rise condo buildings, not all, mostly at our regular price. Call (877) 811-5131 or (908) 731-7090.
