Manalapan HOA Dryer Vent Inspections: What’s Checked and How to Get Your Certificate

If your Manalapan HOA or condo association wants proof of dryer vent maintenance, book a cleaning that comes with a written inspection and certificate. USA Air Management’s HOA service checks airflow, the exterior vent location, the duct’s length, size and type, the number of turns and elbows, and the outside vent. You get a certificate to give your association.

Does my Manalapan HOA require a dryer vent inspection?

It depends on your association. Some HOAs, condominium associations and townhouse communities require routine dryer vent cleaning every year and ask owners for written proof. Others leave it to the owner. Check your association’s rules or maintenance notices, or ask your property manager what they need: who must do the work, how often, and what the paperwork must show.

Even if your association doesn’t require it, NFPA recommends cleaning the dryer vent pipe once a year, or more often if clothes take longer than normal to dry.

Our HOA dryer vent special is offered for exactly these communities: HOAs, townhouses and condominiums that require routine maintenance cleaning every year.

What does a dryer vent inspection check?

The written inspection covers six items. Each one tells you, or your association, whether the vent is moving air the way it should:

  1. Airflow rate. How well the vent is exhausting after cleaning. Weak airflow means a restriction somewhere in the run.
  2. Exterior vent location. Where the vent exits: side wall, back of the building, or roof.
  3. Length and size of the duct. Long runs collect more lint, and the duct should be at least 4 inches in diameter.
  4. Type of duct. Concealed ducts should be rigid metal, and the connector to the dryer should be flexible metal.
  5. Number of turns and elbows. Every bend is a place for lint to settle.
  6. The outside vent. The hood and its back-draft damper should open and close freely, with rodent and bird protection fitted.

If the technician finds a problem, such as a crushed connector, plastic or foil duct, or a vent that doesn’t end outdoors, they’ll explain it and tell you the options.

How is the dryer vent cleaned?

The cleaning comes first, then the inspection. The technician connects a high-pressure blower to the vent and blows it out, then feeds a cable with a spinning rotary brush through the run to push the remaining lint out, from the dryer connection to the outside hood. The visit usually takes about one hour. Long runs or roof exits can take longer.

Our coupons page states: “We never charge extra if dryer machine is in the basement, garage, first floor, second floor, bedroom, bathroom, kitchen, closet, or dryer vent is very long or located on the side, back, or on the roof of your house”. The fine print states: “This coupon does not include cleaning from the rooftop, use of ladders more than 24 ft. or bird nest removal. Cleaning from the rooftop very narrrow attic, or narrow crawl space and removal of birds nest, extra fees may apply”.

How do I get the certificate for my association?

Book the HOA dryer vent cleaning, and after the work is done the technician gives you the written inspection and certificate. Hand it to your association or property manager in whatever way they ask: email, portal upload or paper copy. Keep a copy for your own records so you have the date of the last cleaning when next year comes around.

If your association has its own form, show it to us when you book.

How much is the HOA dryer vent special in Manalapan?

As of October 14, 2026, the HOA Dryer Vent Cleaning Special is $89.99 or $84.99: “Just Your House A Flat Rate of $89.99”, “You and Your Neighbor $84.99 Each”. It includes a full cleaning with a rotary brush and high-pressure blower, the written inspection, the certificate and “Two months warranty”. Manalapan qualifies: the special is for New Jersey HOA, townhouse and condominium owners within about 50 miles of our NJ office, and Monmouth County isn’t one of the excluded counties (Sussex, Bergen, Passaic, Warren and Hudson). Single-family homes without an HOA can use our $109.99 flat rate or the Neighbors Special. Current terms are on our coupons & prices page.

Can a whole Manalapan development book together?

Yes. Call the office about group pricing; the coupon page invites associations and developments to ask about bigger discounts. Booking neighbors on the same day is also how the $84.99-each rate works. Property managers can call to arrange several units at once.
